Tract I –

Legal Description:  A tract of land containing approximately 16.19 acres on the West side of the following.  The South Half of the Southwest Quarter, the Northeast Quarter of the Southwest Quarter, and a tract in the Northwest Quarter of the Southwest Quarter described as follows: Beginning at the Southeast corner of the said NW1/4 of SW1/4, thence 48 rods west, thence 80 rods north, thence 48rods east, thence 80 rods south to point of beginning, all in Section Fifteen (15), Township Three (3), Range Nineteen (19), Phillips County, Kansas being 16.19 acres more or less.

FSA Information:  This land has approximately 95.9 acres of cultivation.  It carries a 50 acre wheat base W/37 bu PLC yield and a 6.5 acre grain sorghum base W/57 bu PLC yield.

Tract III-

Legal Description: The Northeast Quarter of the Northeast Quarter, Section Twenty-one (21), Township Three (3), Range Nineteen (19), Phillips County, Kansas being 40.46 acres more or less.

General Description:  This tract of land contains approximately 40.46 acres of native grassland.  It has fences on the North and East side of the property, however does not have a fence on the South and West side.  Buyer will receive possession March 1, 2019.  Buyer will also receive the sellers cash rent in the sum of $809.

Taxes:  Seller shall pay all the 2017 and 2018 taxes. Buyer shall be responsible for all subsequent year’s taxes. 2017 taxes were: Tract I $607.30, Tract II $1,141.38 and Tract III $ 65.92.

Terms & Title Insurance: Ten Percent (10%) down day of sale, balance due upon closing. This auction sale is not contingent upon the purchaser's ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction. Title insurance shall be used to prove clear & merchantable title with the Buyer & Seller sharing equally the owner’s policy expense. Mortgage policy, if required will be the expense of the buyer.
