LEGAL DESCRIPTION: The South One-half (S/2) of Section Eleven (11) and the Southwest Quarter (SW/4) of Section Twelve (12), all in Township Thirty (30) South, Range Fifteen (15) West, Barber County, Kansas.

ACREAGE: There are 471+/- acres according to Barber County, Kansas.

GENERAL DESCRIPTION: This ranch consists of 471+/- acres of rolling grassland, timber lined bottoms and live water produced by Turkey Creek.  It is located in a quiet area of the country just north of Sun City, Kansas and will provide a peaceful atmosphere. Accessed by blacktop road, the ranch runs for approximately 1.5 miles east to west and is roughly ½ mile wide north to south. There are a little over 50+/- acres which sets on the east side of the blacktop, the majority of the ranch is on the west side of Sun City Road.

HUNTING LAND: Barber County, Kansas is located in the highly acclaimed Hunting Unit 16, which has been called one of the best trophy Whitetail deer hunting regions in the lower U.S. The ranch is lays perfectly with a rolling topographical terrain and timbered bottoms which are easily accessible.  There are water points across the ranch which provide water for both livestock and wildlife. The elevation changes from 1,800ft to 1,940ft as you head west across the ranch, which offers good distant viewpoints. This region is well known for Whitetail deer, as well as turkey, quail and pheasant populations.  This ranch represents solid southern Kansas hunting.

CATTLE GRAZING:  The ranch is currently being grazed with another ranch to the north, so it is not fenced on the north side. There is fencing along the other three sides of the property.  Cattle are watered by live water in Turkey Creek as well as ponds on the ranch. The grass appears to be in good condition for the area and the current tenant has managed the grazing accordingly. 

FSA INFORMATION:  Due to the current government shutdown, we are on hold to report any FSA cropland information until we can access the Barber County, Kansas FSA Office.  More information to be delivered as soon as possible.

SOIL TYPES:  The principal soil types found on the ranch are: Albion and Shellabarger sandy loams; Vernon clay loam; Clairemont silt loam; Lincoln soils; Waldeck sandy loam; and Kingfisher silt loam.

MINERALS: Sellers share of mineral rights will sell with the surface. 

TAXES:  The 2018 taxes were $391.02
