LAND LOCATION: From Main Street at Osborne, Ks – Go 6 miles South on Hwy 281 to West 150th Dr. then West 3 Mi. to 140th Ave, then South 2 Mi to 671 Dr, then West 2 Mi. to the Northeast corner of the property.

LEGAL DESCRIPTION: The Northeast Quarter (NE/4) of Section Thirty-two, Township Eight (8) South, Range Thirteen (13) West of the 6th P.M., Osborne County, Kansas being 159..72 acres more or less.

GENERAL DESCRIPTION: This partial of land consists of 158.69 acres of highly productive cropland with the primary soil type being Harney silt loam followed by the Harney-Nuckolls complex. It has a 91.92 acre wheat base with a PLC yield of 38 bu. And a 40.84 acre grain sorghum base with a 61 PLC bu. Yield.

MINERALS:  Seller shall convey 100% of the seller’s minerals to the purchaser.  All minerals are believed to be intact.

POSSESSION: Immediate upon closing

TAXES:  Seller shall pay all the 2019 taxes and prior years’ taxes, if any.  The 2020 and subsequent years taxes shall be the responsibility of the buyer.  2018 taxes were $2,435.66.

TERMS, TITLE INSURANCE AND CLOSING:  Ten Percent (10%) down day of the sale and the balance due at closing on or before December 19, 2019.  Owner’s policy and closing expense will be shared 50/50 between the buyer and sellers.  Mortgage policy, if required will be the expense of the buyer.  This auction sale is not contingent upon the purchaser’s ability to finance the purchase.  Consult your loan agency prior to the auction.
